Common questions
Which documents are most important when buying land in Kerala?
The title deed (and the earlier deeds that lead to it), the Encumbrance Certificate, the possession certificate, the location certificate and sketch, the Thandaper/Basic Tax Register extract and the latest land tax receipt. A lawyer should check them together.
What is an Encumbrance Certificate?
An official record from the Sub-Registrar office of registered transactions on a property over a period, such as sales and mortgages. It helps show that the property is free of undisclosed loans.
Can an NRI buy agricultural land in Kerala?
Generally no. NRIs can buy residential and commercial property but need special permission for agricultural land, plantation property or a farmhouse. Check the current rules with your bank or a lawyer.
What is mutation (pokkuvaravu)?
Updating the revenue records at the Village Office so that they show the new owner after a purchase. Do it soon after registration.
